Selangor Public Services & Complaint Department is not satisfy with the way
the Selangor State Government count the premium of title which they are not
following the valuation from Jabatan Penilaian dan Perkhidmatan Harta Negari
Selangor. The Chief Minister of Selangor, Tan Sri Abdul Khalid Ibrahim hired
private company to value the land. Moreover it is unfair to the owner before
there will be double standard during the valuation as the way the State
Government value is not fix. During Barisan Nasional runs the state the
calculation was RM2.50 per square feet (for 99years) and RM0.50 per square feet
(for 60years)
The
current calculation of the Premium are : -

“One of the premium is the owner
can pay RM1, 000.00 the future, the amount could be pay in full but is
according to the value of the land during that period with the terms and
condition where the land owner cannot be transfer to another person and the
land cannot loan to bank. In addition, this calculation will cause owner to
have to pay more in the future, because the value of land will increase from
time being. Furthermore, we had protest before on this new policy but in vain”
Dato’ Theng Book (Head of MCA Selangor Public Services & Complaint
Department) said. “The case where the
Selangor State Government buy land from Talam, they hired other private company
to do the valuation rather than following the valuation from Jabatan Penilaian
dan Perkhidmatan Harta Negari Selangor and the cost of the land is higher than
the valuation done by Jabatan Penilaian dan Perkhidmatan Harta Negari Selangor.
Yet they accept the value which the private company gave. This is unfair for
the citizen where they only have to follow the value which is given by Jabatan
Penilaian dan Perkhidmatan Harta Negari Selangor where they are unable to get a
cheaper price” he added.
Moreover
owners need to pay another RM500.00 to Tabung Amanah Perkuburan when they renew
the title. “During Barisan Nasional runs
the state, there are no such thing as paying RM500.00 to Tabung Amanah
Perkuburan each time when they renew their title. Moreover where are the
cemetery, I did not see any place for cemetery” Dato’ Theng
emphasized. Owners have to pay only once
when they buy the land. “Why need to pay
twice as human only have A Life?” he questioned. “Pakatan
said that they saved a lot of money when they runs the state but actually those
money are indirectly from new policy which they implemented. Pakatan cheated
the nation. I wish that the nation will have a better understanding on what is
Pakatan doing so vote Barisan Nasional for a better” Dato’ Theng added.
